Q:     What about purchasing foreclosures in our area listed by other agencies?

A:     We have been selling many of the Nappanee area foreclosures even though they are listed with other agencies - WE ARE STILL YOUR HOMETOWN TEAM AT WORK! Q:     Can Phil Hahn & Associates do property appraisals?

A:     Our agents are not certified appraisers. Many times if you re-finance, your finance company will require a certified appraisal be done. When a non-certified appraisal is satisfactory, our agents can provide a comparable market analysis which determines the fair market value of your home.

Q:     When do we file for a mortgage and/or homestead exemption at the Auditor's office at our County seat?

A:     Mortgage exemptions should be filed each time your mortgage information changes.
Homestead exemptions should be filed each time you change your address/move.
There is also an old age exemption. Check to see if you qualify also at the Auditor's office.

Q:     How do I manuver the web site?

A:     Click on the real estate tab at the top of the home page. This will open a new window that allows you to search by category, i.e. location, property type, price, square footage, bedrooms & baths. Q:     Should I include my phone number when e-mailing with a specific auction date question?

A:     Yes, it is imperative that you include your day time phone number when e-mailing us with your auction questions. Many times we will call you the day we're setting up for that specific sale so we can answer your question as that particular sale item is in front of us. Thanks & see you at the sale!

Q:     Are more sale item pictures available than what is posted on the sale bill?

A:     Sometimes there are more pictures available. If you e-mail us in advance requesting a certain item picture, we can usually take a picture the set-up day before the sale & then e-mail it to you.

Q:     How do I manuver the web site?
